Good News for Litchfield Park and Goodyear Short Sales! HAFA Extended and Updated!

Have you heard about the updates to the Home Affordable Foreclosure Alternative (HAFA) program? Earlier this month, on March 9th, the Obama Administration announced updates to HAFA, a government-sponsored program to assist qualified distressed homeowners in avoiding foreclosure through short sales and deed-in-lieus. This new update will allow more distressed homeowners to seek assistance.

The updates will be effective as of June 1, 2012. Major changes to HAFA program include:

Deadline for submitting for HAFA eligibility has been extended a full year, from December 31, 2012 to December 31, 2103.
$3,000 relocation incentives are now limited to properties occupied by an owner or tenant at the time of the short sale.
Mortgage payments may now be allowed to exceed 31% of the homeowner's gross monthly income. This update will allow homeowners to stay current on their mortgage and still qualify, minimizing the overall impact to their credit.
Secondary lienholders are now being offered up to $8,500, up from the previous $6,000.
Removal of occupancy requirements. Previously Hafa required homeowners to have lived in the property within the last 12 months.
The Credit Bureau Reporting will now be Account Status Code 13 (paid or closed account/zero balance) or Code 65 (account paid in full/a foreclosure was started), as applicable.

Finally homeowners can be current on their mortgage and quailfy for HAFA! So many homeowners have wanted this option so they can stay current during the short sale process and help minimize the affect of a short sale on their credit. Friday, January 27th Celestial Petroglyph Hike at White Tank Park. Reservation required for this hike into a restricted area of the park where some very unusual petroglyphs can be viewed. Call 623-935-2505 to make your reservation. Hike can be too strenuous for small children and those with physical limitations due to some rock climbing and sand. No dogs allowed. Saturday, January 28th E-Waste & Shred Event at Estrella Mountain Community College Campus. Recycle your electronic waste from 8am to 1pm this Saturday. Kids Photo Hike at White Tank Park. Kids need to bring a camera for this fun discovery-type scavenger hunt where they collect photos instead of items. Call ahead for reservations as space is limited to 15 children (must be accompanied by an adult). The .3 mile flat, easy hike will be along the Mule Deer Trail, meet at the Nature Center at 10am. Fannie Mae and Freddie Mac Offer Unemployment Forbearance Program to Assist Homeowners

Fannie Mae revealed its new Unemployment Forbearance Program which allows mortgage servicers to assist borrowers who have a financial hardship due to unemployment. Mortgage servicers are required to implement this new program by March 1 for all Fannie Mae-owned and backed loans.

Mortgage servicers can now provide up to six months of relief for eligible unemployed borrowers and do not have to get Fannie Mae's approval to do so. In addition, borrowers can also apply for an additional six months of forbearance for a total of twelve months of assistance.

Freddie Mac also has a similar program that goes into effect February 1st. Freddie Mac is allowing servicers to provide 6 months of forbearance without prior Freddie Mac approval and an additional 6 months with prior approval.

Homeowners must contact their mortgage servicer to request the forbearance and to see if they qualify.

Kiwanis/Litchfield Park Annual Winter Trout Fishing Derby. It is time again for the annual Trout Derby at the Tierra Verde Lake Park in Litchfield Park. The Kiwanis Club of Litchfield Park stocks the lake with approximately 1,000 trout for the event. Registration is required and there is a $6 per pole fee for adults and $4 per pole fee for kids 15 and under. Registration starts at 6am and the derby runs from 7am to 3pm. Black Rock Archeology Walk at White Tank Mountain Regional Park. Check out the evidence left behind by the early people of the Arizona desert. This 1.5 mile hike on a easy trail (with some rock climbing) will take to you areas not usually accessible by the public. Meet at Area 4 at 10am for this 2 hour hike. No dogs allowed. Bird Walk with Sonoran Audubon at Estrella Mountain Regional Park. Every second Saturday of the month join the Sonoran Audubon to observe well over 160 different species at one of the best place to see birds in the Phoenix area. Bring your own binoculars and books or a limited number will be available. The walk starts at 8am and runs until 10am. there is a $6 per vehicle park entrance fee. Glendale Glitter & Glow Block Party. Head down to historic downtown Glendale for the last weekend of Glendale Glitters. The City of Glendale will be pulling out all the stops with 20 tethered hot-air balloons and 11 different bands performing rock, blues, country and pop music. 16 blocks will be closed off for this annual event that lights up downtown Glendale. 20th Annual Litchfield Park Native American Art Festival "The Gathering." The City of Litchfield Park will be holding their annual Litchfield Park Native American Art Festival featuring the finest Southwest Native American artists this weekend, January 7th and 8th from 10am to 4pm. In addition there will be all day entertainment and food. This year's even will feature a tribute to Native military veterans. Admission is $5, veterans and active-duty military with ids and 12 and under are free. The festival will be located at Litchfield Elementary School. Creepy Crawlies of White Tank Mountain Regional Park. Meet at the White Tank Nature Center at 10am for a talk about the cold blooded creatures that live in our Arizona desert. Holiday Light Displays

Litchfield Park Home Tour of Lights. Every year the residents of Litchfield Park light up the town with their holiday light displays. So load up the family and some hot cocoa and enjoy!

Arizona Celebration of Lights now thru Jan 1st. Drive through a mile-long show featuring hundreds of animated figures, tunnels and arches made with more than 7 million lights! This 14th annual light show also has Santa's Village where you can take photos with Santa and sip hot cocoa. There's also a train ride, bounce houses and a giant slide. Thursday, December 22nd

Desert Wash Hike at White Tank Mountain Regional Park. Join the park rangers for this hike in the Mesquite Wash (could be challenging for small children or those with physical limitations due to the rough terrain). The ranger will discuss the local plants and animals and hikers will get a unique view of the geology that formed the White Tanks. Meet at Area 9 at 10am. No dogs allowed. Friday, December 23rd

Luminary Hike at White Tank Mountain Regional Park. Take a break from the hustle and bustle of the holidays and enjoy the beautiful view of luminaries lined up along the flat 1/4 mile Black Rock Short Loop trail from 7:00pm to 8:30 pm Friday night. Afterward enjoy marshmallows, and hot chocolate or hot tea by the campfire. No dogs allowed. Black Rock Short Loop is located at Area 4. There is a $6 per vehicle park entry fee. Sunday, December 25th

Christmas Day Family Dinner at the Wigwam in Litchfield Park. The Wigwam is offering two dining choices for Christmas dinner for those that don't want to cook. Red's Bar & Grill will be hosting a buffet from 11am to 7pm. The cost is $33 for adults, $17 for Children 4-12 and Children under 4 are free. Adults Only Moonlight Hike at White Tank Park. Enjoy the Waterfall Canyon Trail and discover the desert after the sun sets. Bring a flashlight, must be 16 years or older. Saturday December 10

24th Annual Christmas in the Park in Litchfield Park. It's finally here! Head out to Historic Old Litchfield Park this Saturday for their 24th Annual Christmas in the Park and bring the entire family for a holiday fun packed day. Litchfield Park is once again hosting Christmas in the Park with live entertainment, an art show with over 70 artists and craft vendors, snow and visits with Santa. There will be a holiday parade starting at 10am with marching bands, drill teams, and floats. The free event runs from 9am to 4pm and will be located at the Town Center. The craft booths open at 9am. Sunday December 11

Black Rock Archeology Walk at White Tank Park December 15th. Check out the history and lifestyles of the early native people of the Valley. White Tank's Balck Rock Trail is a 1/2 mile flat hike and is one of the largest and most concentrated collection of Hohokam and Yavapai petroglyphs in the Valley.
